A 53,000-square-foot Torrington industrial building hosting promotional materials manufacturer Stratis Visuals sold for $2.7 million in a deed recorded by the city Dec. 17.
The property sold for a second time on the same day for $4.6 million.
Riberdy Realty Acquisitions LLC sold the 36-year-old, two-story building on 13.3 acres at 129 Industrial Lane to Stratis Real Estate LLC for $2.72 million in a deed recorded Dec. 17.
Riberdy’s principals are Andrew L. Riberdy, of Winsted, and Darci L. Vallez, of Avon, according to state business records. Riberdy Realty Acquisitions acquired the property for $1.2 million in 2005.
Stratis Real Estate’s principal is Eran Salu, founder and managing partner of Sarasota, Florida-based JAL Equity. The company owns and operates marketing, printing, signage, promotion and e-commerce businesses, according to its website. It focuses on acquiring and operating companies over the long term, according to its website.
Attempts to reach Salu were not immediately successful Monday morning.
In another deed recorded Dec. 17, Stratis sold 129 Industrial Lane to Tempus SV Torrington LLC for $4.6 million. This buyer is tied to Little Rock, Arkansas-based commercial real estate investor and developer Tempus Realty Partners.
Attempts to reach a Tempus representative were not immediately successful Monday morning.
Stratis Printing LLC has agreed to lease the property at 129 Industrial Lane from Tempus for 30 years, with two options for decade-long extensions out to 2064. Salu signed that lease on behalf of Stratis Printing. It was also recorded in Torrington’s land records on Dec. 17.
