Waterbury signs off on nine-month due diligence delay for planned Amazon warehouse

Waterbury Mayor Paul Pernerewski has agreed to give a Pennsylvania developer another nine months to explore a purchase of about 157 acres of city-owned land for development of a roughly 3-million-square-foot Amazon warehouse. 

This is the second extension for Bluewater Property Group, which agreed in May 2022 to pay $2.5 million for 157 acres the city of Waterbury owns on either side of its border with Naugatuck.

The original agreement gave Bluewater 18 months for due diligence and permitting. An amendment to the agreement in 2023 pushed Bluewater’s due diligence period to Nov. 7, 2024. 

Bluewater’s new deadline is Aug. 4, 2025. 

“We understand that projects such as this often take longer to get through the permitting process than initially thought,” Pernerewski said. “We are very happy the project continues to move forward, and we look forward to working with Amazon to bring it to conclusion.” 

The agreement requires the sale to be completed within 30 days of the due diligence deadline.

Bluewater representatives have said the development would add $150 million in value to the city’s tax base, although the full benefit will likely be phased in through a tax-relief agreement. The company also touts the creation of 500 to 1,000 new jobs.
