West Hartford synagogue to undergo $27M transformation into apartments following $1.6M sale

West Hartford's Housing Authority, on Thursday, will celebrate a groundbreaking of a $27 million project to transform a shuttered synagogue into 49 apartments following its purchase of the property in December. 

In a deed dated Dec. 16, the Agudas Achim Anshe SFARD Inc. sold the 28,200-square-foot synagogue, and an associated 1.8 acres at 1244 North Main St., for $1.6 million to Trout Brook Realty Advisors Inc., the development arm of the West Hartford Housing Authority.

In October 2023, the West Hartford Town Council voted 8-1 to support the Housing Authority's redevelopment plan. It calls for major demolition and reconstruction, while also leaving the street-facing facade in place. The new building will result in 24 one-bedroom, 23 two-bedroom and two, three-bedroom apartments. 

Ten units will be rented at market rates. The remainder will rent at various levels of affordability. 

Dan Garafalo, managing broker with Newington-based Reno Properties Group, listed the property and also represented the buyer. This was his second deal with the housing authority's development arm. 

Agudas Achim Anshe SFARD Inc. moved from Hartford to a new synagogue at 1244 West Main St., in West Hartford, in 1969. The building also hosted a high school of up to 100 students for a time. Attendance dwindled in the 2010s however, and services ceased in 2019.

The project, dubbed the Elle at North Main, is being funded with financing from the Connecticut Housing Finance Authority, Connecticut Department of Housing, Town of West Hartford, Connecticut Department of Economic and Community Development, M&T Bank and Eversource. 

On Thursday, Gov. Ned Lamont will join representatives from the various funders and the housing authority for the groundbreaking.
