A Blue Back Square property in West Hartford anchored by Whole Foods has been listed for sale for $40.5 million, according to listing service CoStar.

The 47,174-square-foot building at 50 Raymond Road went on the market last month and is fully occupied by the Amazon-owned grocery store. According to the listing, the store is Amazon’s busiest location in Connecticut with 265,300 customers and nearly 877,700 visits in 2020.

The property sits on 3.72 acres and is owned by One Liberty Properties Inc., a real estate investment trust based in New York.

One Liberty Properties bought the property in 2010 for $17.9 million, according to town records.

The Whole Foods location debuted in 2005 and its lease runs through Jan. 2026, according to CoStar.

The property also has 220 surface parking spaces and an 84-car underground garage.

CBRE is handling the listing.
